The French Leaseback scheme is a long term investment set up to offer tax advantages which can greatly enhance your investment/ pension, a management company is put in place offering a contract with a fixed rental income for a minimum of 9 years.
The French Leaseback mortgages have the same interest rates given to clients purchasing a residential property and whilst the property is being built, the lender is prepared to defer payments until completion .
Capital and Interest only mortgages can to obtained to offer minimum deposits to the investor
Mortgage facilities
- Up to 36 months deferred during construction with only life insurance payments during this period
- Interest only payments from 3.5% over a 20 year period
- Capital and re-payment mortgages from 2.8% subject to status
For example a new build leaseback investment property costing 200 000,00 including TVA can be financed @ 80% -- as the TVA is offset for a 20 year period.
- 200 000,00€ minus TVA = 167 224,0€ which is the price you pay
- 80% finance = 160 000,00€
- Leaving only a small deposit of 7 224,08€ + costs
